History & Tradition
For nearly three decades, Discovery Senior Living has been creating exceptional lifestyle and care communities for seniors. It’s all we do.
So today, at a time when multifamily interests and new upstarts are entering the seniors housing space each year, few companies in our industry have the rich history and tradition for excellence that we do. It’s why we have established, long-running partnerships with the finest REITs and private equity investors around. And it’s how we’ve built a diverse and recognizable brand portfolio, and pioneered countless innovations that have changed the way seniors experience daily living in our communities.
History and tradition are also big reasons why many of the individuals and teams who helped build this company still work here today. People who planned and developed our flagship Aston Gardens and Discovery Village communities, as well as those who established our trademark lifestyle, care and service programs. There are even plenty who remember the names of the first residents who lived in a particular community because they were there to welcome and care for them, and they still proudly serve those communities to this day.
In most industries, longevity speaks volumes. So do countless awards and distinctions. But above all else, Discovery Senior Living embodies a different level of commitment that can’t be found just anywhere. It’s everything you’d expect from a tried-and-true industry leader, because we wouldn’t settle for anything less.
What Makes Discovery Different
Discovery Senior Living’s proprietary organizational and management philosophies are at the forefront of our industry. By utilizing the latest technology and strategic operating principles, we’re working smarter, and through innovative, resident-focused programs and services, we’re delivering an overall lifestyle experience that leads the way in terms of flexibility, resident choice and customization.
These are the features and philosophies that define and differentiate Discovery Senior Living from the competition:
Best-in-Class Business Intelligence & Analytics
Led in many ways by Discovery Senior Living, the seniors housing industry is evolving in order to better meet the needs of incoming Baby Boomers, who demand a more personalized lifestyle experience. To help deliver it, Discovery Senior Living created its own Business Intelligence & Analytics group, which gathers and examines data on everything from demographics and pricing, to complex utilization and spending behaviors.
With a universe of data and business intelligence at its disposal, our organization is uniquely positioned to make decisions using analytics and up-to-date performance and consumer data. Beyond just empowering business decisions, however, it’s part of a highly scalable platform that’s supporting our company’s steady growth and continuing pursuit of innovation.
In all, our emphasis on data-driven performance metrics and investment in business intelligence and analytics means superior visibility for leadership and investors; a deeper understanding of our business, residents, and prospects; and opportunities to drive change and innovation that simply wouldn’t be possible otherwise. That’s why this component has become a true cornerstone of our company’s day-to-day operations and a powerful lens through which we view and plan for the future.
Brand-Managed Organizational Structure
Discovery Senior Living operates around the firm belief that “one-size-fits-all” management is a last-generation approach. Now and going forward, customization is key, and in part to better meet the varying needs and preferences of local and regional customers, Discovery Senior Living utilizes a brand-managed organizational structure featuring both national and regional brands.
In nearly 20 states and throughout regions including the Northeast, Mid-Atlantic, Midwest, South and Southwest, specialized and highly targeted management helps ensure that Discovery Senior Living brands provide authentic lifestyle experiences that parallel the distinctive, local and regional culture and the long-standing traditions that typify life in each area.
From the popular retirement destinations in Florida, Texas, Georgia and South Carolina, to quaint and cozy hometowns in Indiana, North Carolina, Pennsylvania and beyond, Discovery-branded communities serve the full spectrum of today’s consumer segment by delivering luxury where expected, value and convenience where needed, and exceptional lifestyle, care and service programs for all.
Count on national brand divisions like Morada Senior Living and TerraBella Senior Living for superior quality and hometown comfort. Discovery Village and Conservatory for luxurious, resort-quality living. And new brands like Seaton Senior Living and SummerHouse Senior Living for care, convenience and unmistakable, regional charm.
Throughout the United States and globally, no two seniors are exactly alike, and neither are Discovery Senior Living communities. What they do share, however, are scale and resource advantages that come from being part of a top-10 provider organization. With that, each Discovery community receives operations support and community-specific marketing services from our own Discovery Marketing Group, itself a multiple, national award winner. Add to that industry-leading data and analytics capabilities, a “top-tiered,” commissioned sales organization, and a flat senior management structure which emphasizes community connectivity, and Discovery Senior Living communities throughout our brand portfolio are set up and uniquely positioned for efficiency and success
Experiential Living Concept & Communities
“The future of our business is in innovation and customization of the resident experience.”
– Richard Hutchinson, CEO, Discovery Senior Living
The Experiential Living concept was developed by Discovery Senior Living to fill a void in the seniors housing industry. A void that came to be around 2008, when providers collectively were too singularly focused on health care.
We believed back then that the pendulum had swung too far, and in developing the Experiential Living concept, we aimed to deliver an overall lifestyle that would blend health care into the fabric of each community; not have it make up that fabric entirely.
In 2019, Senior Housing News profiled our Experiential Living model in a feature about “Senior Living 2.0.” That feature prominently showcased our company’s position, which was that the industry as a whole was at a key inflection point where retiring Baby Boomers would radically change the customer profile, and providers that failed to adapt to the needs of these more Independent and lifestyle-focused seniors would be left behind.
Experiential Living is an innovation driven by necessity and changing demographics, and only Discovery Senior Living has it.
Today, in Discovery communities nationwide, the Experiential Living “stamp” is noticeable across all facets of the resident- and choice-driven lifestyle. It’s the driving force behind our anytime dining programs and the availability of multiple dining venues in many communities. It’s also in the FlexChoice spending options; senior-specific fitness programming; diverse activities, entertainment and social options, and concierge service. And it’s definitely seen all over the attentive, personalized care from our dedicated, professional Team Members.
